Step 1: Know What Your Home Is Actually Worth

The first and most important step in selling your home is getting an accurate picture of what it is worth in today’s market. Not what you paid for it. Not what your neighbor’s home sold for two years ago. Not what Zillow says. What it is actually worth right now, in your specific neighborhood, in its current condition, based on what similar homes have recently sold for.

I do this through a Comparative Market Analysis, or CMA. I pull recent sales of homes comparable to yours in size, location, age, and condition. I look at active listings to understand your competition. I account for updates and improvements you have made, and I factor in current buyer demand in your price range. This is not guesswork. It is a disciplined look at real data, and the result is a pricing recommendation designed to help you sell for the most money in the least amount of time.

Step 2: Choose the Right List Price

Pricing is everything. It is the single most important decision you will make in this entire process, and it needs to be made with your head, not your heart.

Overpricing is the most common and most costly mistake sellers make. A home that is priced too high sits on the market. The longer it sits, the more buyers wonder what is wrong with it. Days on market becomes a red flag. Buyers who would have made a strong offer in the first week now want to negotiate the price down. Sellers who refuse to reduce end up selling for less than they would have if they had priced correctly from the beginning. I have seen this happen more times than I can count and I will not let it happen to you.

Underpricing is also a risk, though a smaller one in a healthy market. In some cases, a well-priced home in a competitive area will attract multiple offers and sell above asking price. I will advise you on whether your market conditions support that strategy. The goal is always to find the price that generates maximum buyer interest and positions you for the strongest possible offers, not to grab attention with an artificially low number.


Step 3: Prepare Your Home to Show at Its Best

Before your home goes on the market, it needs to be ready. Not just clean, but genuinely show-ready. Buyers are making their first decision about your home from the listing photos, often before they ever schedule a showing. If those photos show clutter, outdated staging, or dark rooms, buyers scroll past. If the photos are bright, clean, and inviting, they call to schedule a showing that same day.

I walk through every home I list before it goes live and give sellers a specific, practical list of what to address. Some of these are no-cost items: declutter, deep clean, remove personal photos, touch up paint, clean windows, improve lighting, and tidy the yard. Others may involve minor repairs or updates that have a clear return on investment. I will tell you honestly what is worth doing and what is not. Not every home needs new countertops or refinished floors. But every home needs to be spotlessly clean and thoughtfully presented.

I arrange professional photography for every listing. This is not optional for me. The difference between professional real estate photos and photos taken on a phone is the difference between dozens of showings and a handful. Your listing photos are your most important marketing tool and they need to make your home look as good as it possibly can.


Step 4: List and Market Your Home

Once your home is prepared and priced, I list it. This means entering it into the MLS, which syndicates automatically to Zillow, Realtor.com, Homes.com, and dozens of other real estate search platforms. Most buyers are searching online, and being on the MLS ensures your home is visible everywhere they are looking.

But I do not stop there. I run targeted digital advertising to reach buyers who are actively searching for homes in your price range and neighborhood. I market to buyers relocating to the area from other states, which is a significant and highly motivated segment of the buyer pool throughout the greater Charlotte and Cleveland County region. I promote your listing across my social media channels and through my personal network of buyers, agents, and relocation contacts.

I also offer bilingual marketing, which gives your home access to Spanish-speaking buyers that most listings never reach. In communities like Shelby, Gastonia, and Bessemer City, this is a genuine advantage. More qualified buyers seeing your home means more competition for it, which typically means a better price for you.


Step 5: Review Offers and Negotiate

When offers come in, this is where my experience protects your money. Price is only one part of an offer. I review every term carefully: the due diligence fee and period, the earnest money, the financing contingency and buyer’s approval status, the requested closing date, and any seller concessions being asked for. A high offer from a buyer who is not solidly approved or who has written in unreasonable contingencies may cost you more than a slightly lower offer from a buyer who is ready to close quickly and cleanly.

I will present every offer to you with my honest assessment of its strengths and risks. If we receive multiple offers, I will help you compare them strategically. If the first offer is low, I will advise you on whether to counter, how to counter, and what leverage we have. The goal is not just to get to contract. It is to get to contract on the right terms with the right buyer.

Once we accept an offer, the buyer enters their due diligence period. They will schedule a home inspection and possibly other inspections. After their inspection, they may come back requesting repairs or a price reduction. I handle these negotiations firmly and professionally on your behalf and advise you on what is reasonable to agree to and where to push back.


Step 6: Navigate the Closing Process

After due diligence is complete, you are in the home stretch. The buyer’s lender will finalize the loan and order a formal appraisal. The title company will run a title search to confirm there are no outstanding liens or issues with ownership. Your attorney will prepare the closing documents. I stay in communication with all parties throughout this period and keep you updated so nothing catches you off guard.

In North Carolina, sellers sign their closing documents at a real estate attorney’s office. You will see the final settlement statement showing every fee, every credit, and your exact net proceeds. Read it carefully. If anything does not look right, I am right there with you to ask questions and get answers. After signing, once the buyer’s funds are confirmed, the transaction is recorded and you receive your proceeds. That is the moment we have been working toward from day one.


What Does It Cost to Sell a Home in NC?

Sellers often underestimate how much comes out at closing. Here is a realistic picture of the costs you should plan for when selling your home in North Carolina.

Real estate commissions are typically the largest seller cost. These are paid from your sale proceeds at closing. Attorney fees in North Carolina generally run $800 to $1,500. Prorated property taxes will be calculated based on the portion of the year you owned the home. You may also be asked to contribute toward the buyer’s closing costs as part of your negotiated terms. If your home has an existing mortgage, that balance is paid off from your proceeds at closing.

Before you list, you may choose to spend money on repairs, painting, staging, or landscaping to maximize your sale price. I will advise you on which of these investments are likely to pay off in your specific market and which ones are not necessary. Many sellers spend money in the wrong places and skip the things that would actually help. I help you avoid that.

The most important number to understand before you sell is your net proceeds: what you actually walk away with after paying off your mortgage, commissions, closing costs, and any negotiated credits.
