But in Cleveland County, where the housing stock ranges from 1950s construction to brand new builds, what the inspector finds can be the difference between a great purchase and a costly mistake. Here is how to approach the inspection the right way.

Show Up and Walk Through With the Inspector

The written report is useful. The in-person conversation is essential. When you walk through the home with a qualified inspector, they can point to something in the crawlspace and explain exactly what it means and how urgent it is. They can show you the HVAC system and tell you that while it is technically functioning, it is 18 years old and you should budget to replace it within a few years. That context does not always translate cleanly to a written report. Be there. Ask questions. Take notes on everything the inspector says in addition to what they write down.

In NC where summers run hot and the cooling season is long, an aging HVAC is a real financial consideration. Factor its age into your evaluation of the home and your offer if replacement looks imminent.

Homes built before the 1990s sometimes have electrical panels that insurance companies will not cover or that are considered outdated. Federal Pacific and Zinsco panels come up in older homes in Cleveland County. If an inspector flags the panel, follow up with an electrician before your due diligence period ends.
