This is an estimate for planning only, not a guarantee. Actual costs depend on your loan payoff, the contract, and your closing attorney’s figures. NC excise tax is $1 per $500 of the sale price. Property taxes in NC are paid for the calendar year; this assumes the seller covers January 1 through closing day.

What Does It Cost to Sell a House in North Carolina?

Most sellers in Cleveland and Gaston County spend roughly 6–9% of the sale price on selling costs, depending on commission and what’s negotiated with the buyer. Here’s what goes into it:

  • Real estate commission: Jessica’s listing fee is 3% for full service. Compensation for the buyer’s agent is negotiable and is decided when you list.
  • NC excise tax: $1 for every $500 of the sale price (about $650 on a $325,000 home), paid by the seller when the deed is recorded.
  • Attorney and closing fees: North Carolina is an attorney-closing state. Seller fees such as deed preparation are usually a few hundred dollars.
  • Property tax proration: NC property taxes cover the calendar year, so the seller typically pays for January 1 through the closing date.
  • Negotiated items: closing cost help for the buyer, or repairs and credits after the home inspection.

Will I owe capital gains tax?

Many homeowners selling their primary residence don’t. A single filer can generally exclude up to $250,000 of gain, and married couples up to $500,000, if they lived in the home 2 of the last 5 years. Investment properties work differently. Check with your CPA.

How can I net more when I sell?

Pricing it right from day one, fixing only what buyers will pay for, and negotiating well after the inspection make the biggest difference.
