Why Buyers Are Moving to Mount Holly
Location next to Charlotte
Mount Holly is about as close to Charlotte NC as you can get while still living in Gaston County. Interstate 85 runs along the south side of town and NC 16 runs along the north, so buyers who work in Charlotte, around the airport, or in Gastonia all have a direct route. For a lot of my clients, that means keeping a Charlotte paycheck and coming home to a quieter town.A real hometown downtown
The historic downtown has local restaurants, a coffee shop, churches, salons, and shops, plus community events through the year. The town grew up around the Mount Holly Cotton Mill, which opened in 1875 and gave the city its name, and that mill town history still shapes the older neighborhoods near Main Street.Life on the river
The Catawba Riverfront Greenway is a paved trail that starts at Tuckaseege Park and follows the river toward downtown. Tuckaseege Park has a playground, athletic fields, and a pavilion. Mountain Island Lake is just north of town, and the U.S. National Whitewater Center is right across the river. If your family likes to be outside on weekends, this is a big reason to look here.Steady local employers
Mount Holly is not just a bedroom community. American and Efird, one of the largest thread makers in the world, has its roots and headquarters here, and the Freightliner truck plant has been a major employer in the city for decades. What Kind of Homes You Will Find
Most of the homes I show in Mount Holly fall into three groups, and each one comes with its own checklist.- Older homes near downtown. Brick ranches, mill houses, and older frame homes on established streets. Plan for a thorough home inspection and look closely at the roof, electrical panel, plumbing, and crawl space.
- Newer subdivisions. Newer construction has filled in much of the growth since 2010. Read the HOA covenants and fees, and if you are buying from a builder, understand that the builder’s contract is written to protect the builder.
- Homes near the water. River and lake area homes can come with flood zone questions, and shoreline work like docks near Duke Energy lakes usually requires a Duke Energy permit. Ask before you assume you can build one.
Schools That Serve Mount Holly

- Middle: Mount Holly Middle School
- High: East Gaston High School and Stuart W. Cramer High School

How to Buy a Home in Mount Holly, Step by Step
- Get preapproved. Sellers take your offer more seriously, and you will know your real budget. If you need a lender, see my preferred lenders page, and run numbers with the mortgage calculator.
- Check assistance programs. If this is your first home, look at the NC first time homebuyer programs before you start touring.
- Tour homes and drive your commute. Drive to work at rush hour from any home you are serious about. I-85 traffic at 7:30 in the morning is a different experience than on a Sunday.
- Make an offer on the NC standard contract. In North Carolina you negotiate a due diligence fee, which goes to the seller and is generally not refundable, and earnest money, which is held in escrow. My post on what to know before making an offer explains how to think about both.
- Use your due diligence period. Get the inspection, appraisal, survey if needed, insurance quotes, and a flood zone check on the North Carolina Flood Risk Information System.
- Close with a North Carolina attorney. Real estate closings in NC are handled by attorneys. Plan ahead with my guide to closing costs when buying a home in NC.
Local Details That Catch Buyers Off Guard
- Zip code is not city limits. Some homes with a Mount Holly or Belmont mailing address are actually outside city limits. That affects city taxes, trash pickup, water and sewer, and sometimes school assignment. Look up the parcel on the Gaston County GIS map.
- City and county taxes. Homes inside Mount Holly city limits pay both City of Mount Holly and Gaston County property taxes. Homes outside city limits pay county tax only. Ask for the actual tax bill on any home you are considering.
- Near the river means more questions. Even if a home is not in a mapped flood zone, ask about drainage, past water in the crawl space, and insurance costs.
