Buying A House? Demand These 3 Things From Your Agent In Cleveland, Gaston, and Mecklenburg counties or 28152

Not all real estate agents are the same. Some know their market cold and advocate fiercely for their clients. Others collect leads, show houses, and let transactions run themselves while collecting a commission at the end. If you are buying a home in Shelby NC, Gastonia NC, or anywhere in Western NC, here are three things you have every right to demand from the agent who represents you.

1. Demand That They Actually Know the Local Market

This sounds basic. It is more important than people realize. A local buyer’s agent in Shelby NC or Gastonia NC should be able to tell you, without hesitating, what comparable homes in that neighborhood sold for in the last 90 days. They should know which streets in a given subdivision back up to noise issues or have drainage problems that never make it into a listing description. They should know which local lenders are reliable and which inspectors are thorough versus which ones write reports that never find anything.

This knowledge only comes from actually working the market, week after week, year after year. If the agent you are considering covers eight counties and sold two homes in Cleveland County last year, they do not have this knowledge. You are entitled to ask for it and entitled to go elsewhere if the answers are vague.

2. Demand Honest Guidance, Not Just Agreement

A good buyer’s agent does not just tell you what you want to hear. They tell you what you need to know. If a home you love is overpriced based on what has actually sold in that area, they say so. If an inspection turns up something serious, they help you understand it clearly and figure out how to respond rather than minimizing it to keep the deal alive. If the neighborhood you are considering has something worth knowing about, they tell you before you are emotionally committed.

This kind of honest guidance is what protects your investment. Agents who nod along with everything you say and push you toward closing as fast as possible are serving themselves, not you. You deserve someone who will slow down when something deserves a closer look.

3. Demand That They Be Accessible When It Matters

Real estate transactions have real deadlines. An offer has a response window. A due diligence period has an end date. A closing is scheduled for a specific day. When something comes up and you need your agent, they need to be reachable. Not eventually. Promptly.

Before you commit to working with an agent, ask them directly: how quickly do you typically respond to calls and texts? Who covers for you if you are unavailable? If the answer is vague or the example is them being difficult to reach even during your first conversation, that tells you something important. When you work with me, you work with me directly. I answer my phone. I return texts the same day. I show up personally to every appointment because I believe that is what you deserve when something this significant is on the line.
